Algarve roofs grow moss and lichen on the shaded pitches and collect pine needles in a way that quietly closes off the whole drainage path. Gutters here rarely fail gradually. They cope all through the dry season, and then the first serious autumn storm arrives and the water goes over the edge, down the render and into whatever is underneath.
Roof tiles are also the least forgiving surface on the property. High pressure on ageing tiles takes the glaze off, forces water up under the laps and can turn a cleaning job into a roofing bill. So the roof gets the gentle method, and the gutters get cleared properly rather than skimmed.



how we do it
Not just how dirty it looks, but the state of the tiles, where the downpipes go, whether there are pines overhead and how the water is supposed to leave the property. That is what tells us whether this is a straightforward clean.
Needles, leaves and silt out of the gutters and off the roof before anything else. Washing over a blocked gutter simply relocates the blockage further down the system.
Moss and lichen are treated at low pressure so the tiles are not damaged in the process. As with render, the result develops over the following days rather than all at once.
A gutter can look completely clear and still be blocked at the downpipe or the outlet. We check that water actually runs the whole way through and leaves the property, because that is the only test that matters in October.
Everything that comes off a roof lands on your terrace, your paving and your planting. Clearing that up is part of the job, not an afterthought, and we take the debris away.
If we see a slipped tile, a cracked ridge, a failed seal or a bracket pulling away from the fascia, you will hear about it with a photo. Knowing early is much cheaper than finding out during a storm.
what is included
There is a clear line here and we stay on our side of it. We will clean your roof, clear your gutters and tell you plainly what we can see while we are there, with photographs so you are not taking our word for it.
What we will not do is attempt structural repair we are not qualified for. If your roof needs a tile replaced, a ridge re-bedded or a gutter run refixed, that is a roofer's job and you should have a roofer do it. We would rather hand you accurate information than a bodge.
how we keep the standard
Every job is checked against the standard for that surface before the van moves, by someone who did not do the cleaning. If it is not right we put it right before you have to ask.
We look at the property, then give you a price. What we agree at the survey is what you pay, with no extras invented once we are on site.
A fixed arrival window rather than a vague all-day wait, and a call afterwards to check you are happy. Not a sales call.

Once a year suits most properties. Twice if you have pines overhead, because needles are relentless and they pack down into a mat that water will not pass. The sensible time is before the autumn rain rather than during it.
Panels are a separate job with a different method and different risks, so they are quoted separately on our solar panel cleaning page. If you want both, say so and we will price them together.
Yes. We clear the ground down afterwards and remove what has come off. Leaving a pile of wet needles on your terrace would rather defeat the purpose.
Cleaning correctly should not. That is precisely why roofs get low pressure rather than a pressure washer, because forcing water up under tiles is how leaks get created. If a roof is already in poor condition we will tell you at the survey instead of pressing on and hoping.
