Low-pressure soft washing for render, façades and boundary walls. It clears algae, mould and black streaking at the root instead of blasting the surface.
The green and black staining creeping up your render is not dirt, it is living growth. That distinction matters, because it decides which method works. Pressure washing knocks the top off it and leaves the roots in place, so it is back within months. Worse, on render, high pressure can drive water in behind the coating and leave permanent banding where the passes overlapped.
Soft washing is the opposite approach. Low pressure, the correct treatment for what is growing, and enough time for it to do the work. It is slower and it is less dramatic on the day, and it is the reason a soft-washed elevation still looks clean the following year.
how we do it
Algae, mould, lichen and general soiling do not all respond to the same thing, and the state of the render decides how gentle we need to be. We also check what is planted underneath and what the water will run onto.
Planting, paving, garden furniture and pool edges covered or wetted down before anything is applied, and windows and doors accounted for.
Applied across the whole elevation rather than spot-treating the worst patches, because patch-treating is how you end up with clean rectangles on a dirty wall.
This is the part owners find counter-intuitive. Soft washing is not instant. Some of the change happens while we are there and some develops over the following days as the growth dies back. We will tell you what to expect and when.
Some surfaces want rinsing down, others are better left. That call depends on the render and the coating, and it is one we will make on site and explain.
The parts nobody sees from the terrace are the parts that get skipped, which is exactly where the growth comes back from. We check top to bottom on every face.
what is included
Cleaning render makes the render more visible. Where there are hairline cracks, blown patches, previous repairs in a slightly different colour, or a paint finish that is already failing, a clean will show all of that more clearly than the layer of algae did.
That is not damage we have caused, but it is a genuinely unwelcome surprise if nobody mentioned it, so we mention it. At the survey we will point out what we can see and be honest about whether cleaning is going to give you the result you are picturing, or whether what the wall actually needs is a decorator.
how we keep the standard
Every job is checked against the standard for that surface before the van moves, by someone who did not do the cleaning. If it is not right we put it right before you have to ask.
We look at the property, then give you a price. What we agree at the survey is what you pay, with no extras invented once we are on site.

Some improvement is visible straight away. The rest develops over the following days as the growth dies off and weathers away. If you are expecting a pressure-washer style instant reveal, soft washing does not work like that, and that is the point of it.
Eventually, yes. This is a warm, humid climate near the sea and growth is a fact of life. What changes is the timescale. Treating it at the root rather than blasting the surface buys you considerably longer before it returns.
We protect and rinse planting, and we work with the pool and its surrounds in mind. We do ask that pets and children stay inside while we are applying and until surfaces are dry, which we will talk to you about on the day.
Yes, and it is usually worth doing at the same time. A bright villa behind a streaked boundary wall does not read as clean from the road, which is where most people form their impression.
Yes. Roofs come with their own access and drainage considerations, so they are surveyed separately, but if you want the walls and the roof doing we will quote them together as one visit.
